Start with off-the-shelf — that is honest advice, not hedging. If your office manages units on standard contracts with ordinary monthly collection, packaged software is faster and cheaper and you will be told so. Custom earns its cost in three cases: business logic the package cannot express, integration with systems you already run, or a scale at which annual subscription fees exceed the cost of building.
The practical test is three questions, and their answers settle it without a technical debate. Do you manage units on standard contracts with ordinary monthly collection? If yes, off-the-shelf is enough. Do you run an existing system that must exchange data with the property system? Have your annual subscription fees passed the cost of building what you actually need? A yes to either of the last two tips it toward custom.
The third option usually overlooked, and the right one for most offices: keep the packaged software for what it does well, and build only the missing layer on top — reminder automation, a reporting dashboard that consolidates what it will not, or a WhatsApp connection. That costs a fraction of a full system and solves the actual problem. Straight advice comes first: if off-the-shelf suffices, you will be told so, and you will not be sold what you do not need.
